Access Statement for Hall Farm Cottages

Introduction

Hall Farm Cottages are situated in the centre of Sedgeberrow which is 4 miles from Evesham and 13 miles from Cheltenham. We have tried to provide as much information as possible but do not hesitate to phone us should you have any queries.

Pre-Arrival

Hopefully as much information as you need is found via the website or via telephone!
Bookings are made via telephone, but all the information can be passed via email prior to making a confirmed booking, or via our Website.  After a booking has been confirmed, full information regarding the booking and arrival times is posted (or emailed) detailing how to access the cottages.

Sedgeberrow is a small village, and whilst the cottages have a large expanse of lawns to laze around in, transport is recommended.  Obviously we are happy to advise you if arriving by car is not possible!
 
Gardeners, Coopers and Grooms cottages all have bedrooms on the first floor, whereas Moat Path has 2 bedrooms and a bathroom on the ground floor - suitable for those guests who prefer to stay on the ground floor.

Transport 

Sedgeberrow is a small village situated on the edge of The Cotswolds and The Vale Of Evesham.  It is much easier to get to the area by car and explore to your hears content.  If car transport isn’t available, the list below will give you some idea of what is on offer.

The nearest larger towns:

  • 3 miles from Evesham
  • 15 miles from Cheltenham
  • 35 miles from Birmingham
  • 40 miles from Oxford
  • 100 miles from London 

The nearest Airports are:

  • Birmingham International - 45mins
  • Bristol Airport - 1 hour
  • East Midlands International - 1hr 30mins
  • London Heathrow - 2hrs
  • London Gatwick - 2hrs 30mins

 The nearest Train Stations are:

  • 4 miles from Evesham Station (direct line to London) - Taxi service via BR Taxis (01386 48414 or 0800 666 666)
  • 15 miles from Cheltenham Station (direct line to London, Birmingham, also direct South and North)

Buses

  • National Express coaches run from London to Cheltenham several times a day, with Taxis available to Sedgeberrow.
  • There are buses 7 times Mon-Sat from Sedgeberrow to Evesham, and twice daily to Cheltenham.  Buses are operated by Astons - 01905 820201

Arrival & Car Parking Facilities

After a booking has been confirmed, details are posted (or via email) as to where to collect keys.

The arrival time for all the cottages is 3pm onwards, and we request that you depart by 10am on your day of departure.

Gardeners, Coopers and Grooms:
The cottages are situated on a gravel driveway, away from the main street.  There is plenty of parking available for all our guests, a short distance away (30 yards) and unloading and loading is available at the front door. Each cottage has a porch with lighting, 2 paving slabs and a short step into the front hall.
Moat Path cottage has it’s own designated gravel parking spaces at the back of the cottage with a short walk along a paving-slab pathway to the back door; unloading and loading is available at the front door on the main street.
From the front door of Moat Path Cottage there are 2 steps into the house, whilst from the back door there is one shallow step onto the patio area with a further step into the kitchen.

There is sensor lighting to guide you from your door to the parking area when the evenings are closing in!

 
Entrance Hall, Stairs and Landing

The entrance hall of each cottage has wooden flooring, coat hooks and space for shoes/boots etc.  The stairs lead off the entrance hall.  Leading from each hall is a carpeted staircase with 12 steps of standard size (each step is 9.5” deep and 7.5” high).

Grooms Cottage.
From the entrance hall a door leads through into the sitting room/dining area/kitchen.  A door leads from the hall to the stairs which have an open wall at the top half on the right hand side, and the stairs open directly into the double bedroom.  All the doors have high latches to ensure the safety of children.
Coopers Cottage
From the entrance hall a door leads through into the sitting room/dining area/kitchen.  The stairs lead off to the right of the entrance hall.  The stairs have an open wall at the top half on the left hand side; the twin bedroom is immediately to the left with a step down, whilst the double room is to turn left and then it’s ahead of you with a step down. All the doors have higher latches to ensure safety of children and no need for stair gates!
Gardeners Cottage
From the entrance hall a door leads through into the sitting room/dining area/kitchen.  The stairs lead off to the right of the entrance hall.  The stairs have an open wall at the top half on the left hand side; the double bedroom is immediately to the left, whilst the twin room is to turn left and then it’s ahead. All the doors have higher latches to ensure safety of children and no need for stair gates!

Moat Path Cottage:
Moat Path has a cloakroom (toilet and basin) leading off from the right of the front door. A long corridor leads to the left of the entrance hall, which turns around a right-hand corner, after which are 2 bedrooms (double and twin) off to the right and a bathroom at the end.

Straight ahead of the entrance hall is the kitchen, whilst to the left is the dining room, to the right the sitting room, and ahead to the left are the stairs.  The stairs have an open wall at the top half on both sides and open onto a large landing.  All of the first floor is situated in the eaves with a sloping roof on either side.  To the left of the landing is storage space under the eaves.  Straight ahead of you to the left is a bathroom, whilst continuing ahead is a twin room.
 
Sitting Room

Gardeners, Coopers and Grooms
As described on the website, the ground floor is open plan, with a carpeted sitting area - sofas and arm chairs (2 arm chairs for Grooms), SateliteTV/DVD, coffee tables, low-level lighting and overhead lighting; the dining area has a table set away from the wall allowing access from 3 sides with seating for all; a breakfast bar separates the kitchen which has solid floor of tiles or vinyl.  Doors lead directly from the sitting room down 2 shallow steps onto the shared garden.  A bookcase/table contains books, board games and dvds for each cottage.
 
Moat Path Cottage:
This has a separate sitting room with 2 large sofas (seating 3 each) set at right angles, SateliteTV/DVD, coffee tables, low level lighting and over-head lighting.  There are 2 low windows leading onto the patio.  A woodburning stove is situated in the fireplace.  A bookcase contains books, board games and dvds.
The dining room has a rug covering most of the wooden floor, with a  large dining table and chairs (2 carver chairs and 4 single) with space around all areas to seat 6.  There is also a sideboard with 2 drawers containing table mats. 
  
Bedrooms & Bathrooms

 All bedrooms are completely carpeted and all doors into the bathroom from the landing/corridor are 28” wide and 75” high. All bed linen is white cotton (except for bed-spreads) and consists of mattress covers, pillow covers, valance, sheets, duvet covers and pillow cases.  On chilly evenings there are blankets available (listed in each cottage). 

Each bedroom has a full sized wardrobe except in Moat Path upstairs room where the height of the wardrobe is restricted by the sloping ceiling.
All beds are full sized - double = 4ft6 wide, 6ft long, single beds = 3ft wide, 6ft long.

All bathrooms have vinyl flooring, towel rails, toilet roll holders, heating, shaver adaptors and cleaning products. 

All bedrooms have windows overlooking the gardens, whilst all bathrooms have windows overlooking the gravel drive.

 Gardeners Cottage:
• The double bed has access from both sides, a bedside light both sides, a chest of drawers on the left and a bedside table on the right.  There is an additional single bed with one side against the wall and a chest of drawers with a bedside light.
• The basin area leads through from the bedroom (28” doorway) and has 2 basins, large worksurface, large mirror and large storage cupboard under the basins.   This leads off to the bathroom through a door (23 wide) - there is a standard size bath (58”) with shower over the bath; a toilet.  The bath has a shower screen.  
• The twin room has 2 single beds with access from both sides.  There is a bedside table between the beds, and each bed has a lamp on the wall above it.
• The basin area leads through from the bedroom (25” doorway) and has 1 basin, large worksurface, large mirror and large storage cupboard under the basin.   This leads off to the bathroom through a door (23” wide) - there is a standard size bath (58” long, 27” wide) with shower over the bath, a toilet.  The bath has a shower screen.

Coopers Cottage
• The double bed has access from both sides, a bedside light both sides, a chest of drawers on the left and a bedside table on the right.
• A step up takes you from the bedroom to the bathroom.  The basin is to the left and has a large mirror.  The bath is a standard bath (58” long, 27” wide), the toilet is next to the bath.
• The twin room has 2 single beds with access from both sides.  There is a bedside table between the beds, and each bed has a lamp on the wall above it.
• A step up takes you from the bedroom to the bathroom. The basin is in front of you, and the bath and toilet to the right.  The bath is a ‘Sit-up’ bath - it has a ‘seat’ in it, or you can stand up in the shower section, but it is not possible to lie down in this bath.

Grooms Cottage:
• There is a double bed with access from either side, a bedside table and light on each side.  In addition there is an extra single bed with one side against the wall, a bedside light and table.  The bedroom has a large window overlooking the gardens.
• The toilet leads off the bedroom.
• The bathroom leads off the bedroom with a step up - there is a standard size bath (58”) with shower over the bath, a separate basin with cupboards underneath, large mirror and good lighting. 

Moat Path
• The Twin room on the ground floor has 2 single beds with access from both sides, a bedside cupboard with lighting between the beds, plus overhead lighting.  There is a chest of drawers and wardrobe, plus 2 chairs.
• The Double room on the ground floor is very spacious with a standard double bed (4’6) with access from both sides, a bedside cupboard and bedside light on both sides.  There is a chest of drawers and wardrobe, plus 2 chairs.
• Upstairs is a twin room set in the eaves.  Both single beds are against a wall with access in the centre, alongwith a bedside table and light.  There is an easy chair, 2 stools, a chest of drawers, short wardrobe and a dressing table.
• The downstairs bathroom for Moat Path is at the end of the corridor, and consists of a full-sized bath with shower overhead, toilet and basin.  The upstairs bathroom has a short bath 50, toilet and basin.  Both bathrooms have mirrors and overhead lighting.

Kitchen

• The kitchens for Gardeners, Coopers and Grooms cottage are all separated from the sitting/dining room by a ‘breakfast bar’.  Moat Path has a separate kitchen leading off the main hall, or leading directly from the back door.
• All kitchens are fully equipped to a very high standard, comprising of low-level oven, hob, fridge-freezer, microwave on top of the fridge, toaster, kettle, cafetiere, coffee machine  - all on the worktop.  In the drawers are a full set of matching cutlery.  Crockery in Gardeners and Moat Path is in the lower-level cupboards, whilst in Grooms and Coopers crockery is in the dresser.
• A full set of matching saucepans is situated in the lower-cupboards, whilst glass-wear and drinking glasses are in the top-level cupboards.
• Each cottage has a washing machine/dryer and a dishwasher. Additional drying racks are situated in the cupboard under the stairs, along with ironing board, iron, dustpan and brush, mop, broom and vacuum cleaner.
• To ensure that you have everything to get you started, dishwasher tablets and cleaning equipment is supplied at the start of your stay, along with tea and coffee!

Outdoor Facilities

 A private, heated swimming pool is available in the summer months (May to September) and is a 5 minute walk away from the cottages along a public (not tarmaced) footpath.  The pool is owned by the owners of the cottage and is fenced in.  There is a changing room and toilet, along with tables and parasols, chairs and lounger chairs; some pool toys are available.  All access and use is taken at your own risk.

Grounds and Gardens

Gardeners, Coopers and Grooms all have access directly from the sitting room via french doors onto the garden.  The immediate garden has tables and chairs for each cottage, and is fenced to provide you with peace-of mind regarding your children!  There is a wider expanse of lawn and orchards to which you have complete access either through the fence or walking around the front of the houses.  Each cottage has 2 small steps down to the lawn.  On the lawn is a trampoline and swing/slide set for the younger guests.

Moat Path has its own garden, also fenced to ensure the safety of our younger guests.  The garden is accessed from the back door, down one shallow step onto a patio with teak table and chairs, one further step onto the lawn.  A swing set is on the lawn.

•    A non-refundable deposit of £75 per week is necessary to confirm a booking and is payable upon booking.  Cheques (payable to Hall Farm Cottages) and credit cards are accepted.  The balance is due 8 weeks prior to arrival (no reminder will be sent).  If booking less than 8 weeks before proposed arrival payment is due in full.

•    Once a booking is confirmed a legal contract has been entered into and in the event of cancellation the full amount must be paid.  You may wish to take out cancellation insurance (details of which will be sent with confirmation of booking).

•    No receipt is sent for balance of payment unless requested.

•    Electricity and central heating is included in the price.

•    Bed linen, towels etc. are provided and beds made up ready for arrival.

•    Cars, luggage and all personal effects are at guests risks at all times.

•    Any breakages or damages must be reported and paid for.

•    Cottages are available from 3pm onwards.  Please vacate by 10am; this allows for any maintenance required between lettings.

•    Please leave the accommodation as clean and tidy as it was found on arrival.

•    Regrettably, pets cannot be accepted.

•    Smoking is not permitted in the cottage, but is acceptable outside – please show consideration for other guests and pick up any cigarette ends.

All the cottages have been converted from old stables and barns with the utmost care, using original timbers and features where possible, whilst having all the modern fixtures and fittings essential in today’s high standards.  Much of the furniture is antique and blends in completely with the cottage atmosphere.  All the cottages have been created to provide peace and tranquillity in a rural environment, hence all the sitting rooms and bedrooms overlook the gardens.

In order to ensure your holiday is just that – a holiday – whether you plan on visiting all the great local restaurants or eating-in, our aim is to make sure that you “Just Need Food”. There’s nothing worse than having to buy absolutely everything, so condiments, cleaning things, cling-film etc is available for you.

Children are extremely welcome and we will always try to provide you with as many items as possible such as travel cot, high chair, steriliser, toys, DVD’s, stair gate, playmat, ‘Bumbo’, bouncy chair…. Just ask!

The main garden has a swing/slide set and a 12’ trampoline (complete with safety net), whilst the extended garden has a large lawn (great for running around and kicking balls), and an orchard with fruit trees – help yourself - and chickens!

Sedgeberrow itself is an attractive village where walks can be taken along the river; there is a thriving pub in the village serving excellent home-cooked food, and a great village-shop selling provisions and local produce.  Many of the fields belonging to the owner front the River Isbourne and there are plenty of fishing opportunities.

Laze around the gardens with a glass of wine (or two).

Swimming - We offer all our guests use of a private, heated swimming pool (complete with loungers, tables, chairs and changing room) which is a 5 minute walk away.

Short walks around the village are easy for those of you with younger children/pushchairs; plenty of walks around the fields and the river can be made, but are not so accessible with pushchairs.

Evesham has the beautiful River Avon running through it and the historic remains of Evesham Abbey.  The Vale is also renowned for its farm shops and ‘Pick Your Own’ fruit and veg. Evesham Country Park also some lovely shops, farm shop and an animal sanctuary.

Cheltenham, Worcester and Stratford are all attractive towns in their own right and have excellent shopping opportunities; whilst Warwick and its famous castle is a mere 45 mins away.

The Cotswolds and The Malverns
all provide stunning vistas and walking opportunities, plus antique shops aplenty!

Broadway is known as ‘The Centre of the Cotswolds’. With its beautiful Cotswold stone buildings and shops, it’s definitely a place to visit – shops, restaurants and tea-rooms.

London - if you want to go further afield, we’re only 2 hours from London and have a direct train line from Evesham to Paddington – easy to do in 1 day, whether it’s for shopping, sight-seeing, theatre trips or museums.

Eating Out or In?
Well, we’re not short of pubs here in the Cotswolds.  Sedgeberrow has a great pub in the village with excellent home-cooked food.  The surrounding villages all have pubs ranging from typical village pubs to ‘brasserie’ style pubs.  There are excellent restaurants, some of which are in the finest hotels in the country (The Dormy House, Buckland Manor, The Lygon Arms Broadway), whilst other restaurants boast 1 or 2 Michelin stars!  Cheltenham has a plethora of wine bars and brasseries, whilst Evesham has some superb eateries – Italian, Chinese, Indian, Thai to list a few; take-away and delivery is available!

Nature Lovers
Alongside the animal farms, there are some beautiful places to visit for the nature lovers amongst us, least of all the Cotswold and Malvern Hills!  These are 2 great places:
